Buying a High-Rise Condo in Las Vegas: An HOA and Building Checklist

Las Vegas towers range from full-service luxury buildings to condo-hotels. Two units with similar views can have very different costs and rules on paper. Here’s what to check before you buy.

1. HOA dues and what’s included

Concierge, valet, security, utilities and amenities all show up in the dues. Get the current budget and compare the cost per square foot across buildings.

2. Reserve fund and special assessments

A healthy reserve fund protects you from surprise bills. Ask for the latest reserve study and recent board meeting minutes.

3. Rental and short-term rental rules

Some buildings allow rentals, some restrict them and some run their own rental programs. If rental income matters to you, confirm that building’s current rules in writing.

4. Financing (warrantability)

Not every building qualifies for conventional financing. Condo-hotels and buildings with high investor ownership may need specialized lenders or a larger down payment — check before you go under contract.

5. Which stack and floor

Views, noise and sun change by side and height. A Strip-facing unit on a lower floor can lose its view to future development; mountain-view units can be quieter.

6. Parking, storage and move-in rules

Ask about assigned parking, storage units and freight elevator scheduling. Small details, big daily impact.

7. New towers vs. resale

Pre-construction buyers should understand deposit schedules, delivery timelines and exactly what’s included in the finish package before signing.
